January isn’t exactly prime time for buying or selling a house, for obvious reasons, one of them being the weather. (Are you ready for the predicted weekend storm?)

Nonetheless, there are buyers and sellers out there, with the latter still holding the advantage because of stubbornly low inventory.

At the same time, many Plymouth homeowners who otherwise might put their property on the market remain reluctant to give up the historically low mortgage rates they locked in years ago.

Rates have recently been on something of a gentle rollercoaster, with reports on inflation (it’s ticking back up) sparking concern that they may increase, or at least not drop significantly this year. The national average for a 30-year fixed rate loan stood at 6.94 percent as of Thursday, with a 15-year fixed rate mortgage at 6.22 percent.

Rocket Mortgage’s January report for the Plymouth market put the median sale price for the last 12 months at just over $628,000. That’s up 8.7 percent from the previous year. (The company’s market meter remains firmly on the sellers’ side.)

Sales in Plymouth were anemic in January, according to real-estate tracking firm Banker & Tradesman – just 38 properties exchanged hands last month. The average selling price was $619,054.
