This isn’t what real estate pros and prospective buyers were hoping for. Despite the Federal Reserve’s half-point cut in its benchmark interest rate last month, mortgage rates remain stubbornly high. They did initially dip – to a two-year low – but the decline did not last. Rates have been steadily climbing again, and this week the average fixed-rate 30-year loan reached 6.82 percent, its highest level since early July. That’s still below the 8 percent they hit in November 2023, but far above the 2.65 percent level they fell to in early 2021. Part of the increase now may have been induced by pre-election anxiety, but the fundamental problem remains the same – there aren’t enough homes on the market.
In Plymouth, where prices over the past year or so have been playing catch-up to many towns to the north, inventory remains stubbornly low. Many homeowners locked into ultra-low interest rates remain reluctant to sell. As of Tuesday, Zillow listed just 106 single-family homes and 55 condominiums for sale in Plymouth.
Closer to Boston, the market is even tighter. The Greater Boston Association of Realtors said only 744 single-family homes were sold in its coverage area in September, a 1.3 percent drop from the same month last year – a time when inventory was already at a low point.
